The logistics property market remains dynamic


EOL, the leading player in logistics real estate, has just published The Logistics Real Estate Market Update 2020 . The take-up of logistics buildings of more than 10,000sqm* has fallen by 25% across the country, to around 2.4 million sqm.
But this overall market decline is not representative of the dynamism of the property market. On the contrary, the major sectors of Paris, Lyon and Marseille stand out with an increase in their activity.


"The number of transactions on existing buildings is at a very high level and equivalent to that of 2019, notes Laurent Sabatucci, Associate Director, founder of EOL. Rents are up moderately and have returned to their 2006 level.
The decline mainly concerns construction operations of more than 50,000 sqm (-50%).

Logistics service providers are the most active players in the market, particularly in existing buildings (60% of transactions).
New entrants (start-ups, new logistics players, etc.) contribute to approximately 15% of the market's transactions.
Foreign companies not domiciled in France represent around 5% of transactions.

All sectors show a low vacancy rate (4% to 8%) with the exception of Lille (11%). The Hauts-de-France region accounts for 40% of the supply (at less than one year) of the 5 main markets and 4 solutions of more than 100,000 sqm available at less than one year.
In this context, EOL's teams have closed nearly 370,000sqm spread over the whole of the region, confirming its position as a key player in the market.
