An active real estate market in the Lyon region according to EOL


20,000 m² independent logistics platform for rent near Lyon (EOL )

According to EOL, a player in the logistics real estate market, although faced with a shortage of land and still impacted by the health crisis, the Lyon commercial real estate market remains dynamic: the region recorded 523,000 sqm of transactions in 2020, compared to 300,000 sqm in 2019. This dynamism is driven by logistics service providers, which alone accounted for 45% of the market, whether they are international or regional in scope. Currently, 200,000 sqm of space is available in 6 months, including 54,000 sqm of sites under development with a building permit obtained. Among those marketed by EOL, a 20,000 sqm class A site in Toussieu (69) and a 36,000 sqm divisible site under development north of Lyon. In total, there are 200,000 sqm available in 6 months, including 54,000 sqm of sites under development with planning permission. This makes it the second largest logistics region in France after the Paris region.

The success of areas of less than 2,000 sq. m
 
"The majority of transactions concern areas of less than 2,000 sqm", observes Benjamin Sellier, Director of Activities/Offices at EOL Lyon. Nevertheless, this demand for small areas comes mainly from newly created companies, or from companies in the e-commerce and construction sectors, which are experiencing strong growth in their activity. Available properties of 2,000 sqm. to 5,000 sqm, mainly focused on transport and logistics, are less likely to meet the demand.
