EOL celebrated its 25th anniversary in 2025, a year marked by the performance and adaptability of its teams in an uncertain economic climate.

A very positive 2025 review and bright prospects for 2026
Despite the economic climate, EOL recorded over 200 transactions in the industrial property market in France, or around four per week. “A remarkable performance across the country in a destabilised market,” emphasises Jean-François MOUNIC, Managing Director. The teams, bolstered in 2025 by young talent, have also achieved a historic performance over the year.
“On the logistics front, the team has posted strong results with more than a dozen transactions completed in France for warehouses exceeding 10,000 m², including two deals exceeding 40,000 m²,” explains Jean-François MOUNIC.
The Capital Markets department also saw an increase in activity, despite the overall downturn in the logistics investment market. More than fifteen deals were completed in 2025, covering both Core and Value-Added transactions, and the team has been strengthened. “2026 looks promising, with several deals under preliminary agreement or under exclusivity,” adds Nicolas MESTRALLET, Head of the Capital Markets department.
EOL also operated internationally, completing a 50,000 m² transaction in the UK and a 15,000 m² transaction in Italy.
EOL Retail’s business has also been very buoyant, particularly in the Capital Markets division, with the sale of 42,000 m² of retail space in France and the securing of exclusivity for several transactions totalling over 10,000 m². In particular, the team was involved in the sale of a portfolio of four large DIY stores with a total floor area of 27,000 m², all of which are leased to two brands within the Adeo group, Leroy Merlin and Bricoman.
“We are continuing to grow and strengthen our position in our two respective markets, Retail Park France and High Street Retail in the Greater Paris metropolitan area. Our leasing and capital markets teams are now working on the valuation and marketing of a portfolio of assets representing nearly 50,000 m² of retail space,” emphasises Emmanuel CLOËREC, Associate Director.
SYSTENZA, the engineering division of the EOL Group, led the works as a project management consultant for approximately 300,000 m² of logistics buildings, and assisted its clients with the delivery of four major projects in 2025 for major clients such as: Vente-unique, Eram and We Connect. The energy division is also developing effectively with concrete decarbonisation solutions and a comprehensive approach to the tertiary sector decree.
“2026 is shaping up to be a busy year for SYSTENZA. To date, we are monitoring and developing a further 450,000 m² of new logistics buildings, with four new projects already scheduled to start in 2026 and the delivery of approximately 170,000 new square metres,” says Antonin CHRETIEN, Director of SYSTENZA.
