A year of performance in 2025

At EOL, the commercial property sector enjoyed a particularly busy year in 2025.

Jean-François Berneron, Director of the North and East Business Division, highlights a year marked by more than 70 completed transactions, including “a record-breaking deal in La Courneuve at a rent of €200/m²/year ”. The appeal of the Paris-Charles-de-Gaulle airport hub and the delivery of new business parks along the A4 motorway have shaped this performance.
Hugo Bertoletti, Director of the IDF South, West and North-West Division, considers “2025 to be a record year in terms of turnover”, driven by several major deals, including 10,000 m² in Beauchamps and 6,000 m² in Villeneuve-la-Garenne. Momentum was also very strong for spaces under 500 m², thanks in particular to the integration of young talent.
In the PACA region, Laurent Bedjidian highlights the successful redevelopment of a premium 5,000 m² industrial site and a total volume of 60,000 m² placed.
His team completed 26 transactions and demonstrated its ability to support complex strategies: “We carried out two sales and a lease on the same asset within the year to meet specific requirements, ” says Laurent Bedjidian.

Common drivers: expertise, stability and on-the-ground

presence The three directors agree on one point: in a turbulent market, expertise and proximity remain key assets.
For Hugo Bertoletti, success is down to “stability, experience and in-depth knowledge of local markets”.
Jean-François Berneron emphasises the combination of expertise: “The synergy between senior staff and young talent enhances our agility.”
Laurent Bedjidian, for his part, highlights the importance of precise knowledge of business parks and rents: “25 years of expertise provides a vital perspective for decision-making. ”
This expertise is underpinned by a strong presence on the ground
. “Being firmly rooted in the heart of the regions and staying as close as possible to local dynamics is fundamental , says Jean-François Berneron. A conviction shared by all three divisions.

2026: stepping up strategic advice and strengthening client

relationships Looking ahead to 2026, the three directors are confident that this momentum will continue.
Hugo Bertoletti speaks of “a year of continuity, with enhanced team skills and operational rigour”.
Jean-François Berneron anticipates “even greater proximity on the ground” and the establishment of his division as “a key player for the North and East of the Île-de-France region”.
Finally, Laurent Bedjidian has strengthened his team in south-eastern France with the recent appointment of an Operations Director and the arrival of a junior consultant, to “ensure an ever-more-demanding level of support”.

“Drawing on an in-depth understanding of local markets, the teams consolidated excellent results last year and we have ambitious plans for 2026” Jean-François Mounic, Managing Director of EOL
